Riverview Residential Subdivision - Petaluma
Carlenzoli and Associates was retained by Cobblestone Homes, Inc. to provide Land Surveying, Land Planning and Engineering Services for a 63-lot residential subdivision on McNear Avenue near the Southern Gateway to the City of Petaluma. The project involves the prezoning and annexation of 6 residential and institutional properties to the City of Petaluma as well as the coordination of the development with adjacent development plans and multiple property owners.
The first phase of the work was to complete a design topographic survey for the 17-acre site. Carlenzoli and Associates provided the horizontal and vertical survey control and the coordination for the aerial mapping. The mapping of the project included locating existing utilities such as storm drain, water, PG&E, etc., and property and/or right-of-way lines. The necessary research and field reconnaissance was performed and a record of survey of the properties was prepared and filed with the County of Sonoma.
The second phase was to develop plans for streets, residential lots, and open-space to meet the developer's needs, respecting the use and future needs of an existing church property within the development. The project includes annexation, prezoning, storm drain, sewer main, and water main extensions and reconstruction off-site of the project as well as streets and utilities within the residential subdivision. The project also includes developing a Tentative Map and Planned Unit Development plan involving two widely varying topographies, incorporating level lot higher density development and moderately sloping larger lot residential development, respecting existing native trees and riparian areas.
As the governmental approvals were received, Carlenzoli and Associates began providing engineering and surveying services to develop the final infrastructure improvement plans and final mapping necessary to develop and build the project.
Cotati Station Planned Unit Development - Cotati
The Cotati Station, Phase 1 is a residential subdivision of single-family town homes in the City of Cotati. The site is located along Santero Way formerly known as Industrial Avenue. The area of Cotati Station, Phase 1 is comprised of approximately 5.0 acres. The Project included reconstruction of Santero Way, 70 residential units, and common areas for each unit and a 1-acre public park.
The Cotati Station, Phase 2 is a residential subdivision. Phase 2 consists of two apartment buildings and two live/work buildings. There are a total of 16 apartments and 14 new live/work residential units. The area of Cotati Station, Phase 2 is comprised of approximately 1.6 acres.
Carlenzoli and Associates involvement for the Cotati Station Project included Planning, Land Surveying and Civil Engineering Services necessary for the design and construction of water, sewer, storm drainage and grading improvements. We provided assistance in obtaining approvals for the Tentative Map, Improvement Plans, Final Mapping and CC&Rs. During construction, we provided general observation and construction staking.
The overall Cotati Station Project is part of a Master Planned Community and is governed by The Santero Way Specific Plan and Design Guidelines. The Specific Plan was completed in January of 1999 and was ultimately adopted by the Cotati City Council during July of 2000. There are two more phases planned including more than 200 residential units. The area for this Master Planned Community was chosen due its proximity to the North Western Pacific Rail Line, State Highway 101 and Sonoma State University. The final project will provide the needed housing for students and faculty as well as serving as hub for an eventual commuter rail station serving the San Francisco North Bay.
Petaluma Boulevard North Subdivision - Petaluma
Carlenzoli and Associates was retained by Cobblestone Homes, Inc. to provide Land Surveying and Land Planning Services for a proposed residential subdivision. The site is bordering the city limits of the City of Petaluma on the west side of Petaluma Boulevard North and on the south side of Jessie Lane. The project is comprised of approximately 25 acres.
The conceptual plan includes single-family homes, townhomes and a 3 to 5-acre regional park. The ultimate project will include the design and construction of new streets, associated utilities, sidewalks, pedestrian paths and transit stops to serve 130 to 150 new residential units.
Carlenzoli and Associates involvement to date has been to provide comprehensive planning assistance to evaluate alternative site layouts based on architecture and topography, hydraulic analysis and local and state agency representation through the CEQA process. Carlenzoli and Associates will eventually be providing a Tentative Map, and ultimately, design services necessary to incorporate agency and environmental conditions of approval, Final Mapping and Annexation proceedings.
Windsor Mill Development - Windsor
Carlenzoli and Associates was retained by Work Force Housing Associates, in cooperation with Cal-Waii Molding Company, to provide Land Planning, Land Surveying and Civil Engineering Services associated with the development of a residential project situated in the Town of Windsor. The site is within Windsor's Downtown Planning Area and is less than 400 yards from Windsor's Town Green. The project consists of constructing 204 residential units on nearly 21 acres of land that is comprised of 9 parcels owned or controlled by Windsor Mill.
Carlenzoli and Associates involvement has been to provide comprehensive planning assistance to evaluate alternative site layouts based on architecture and topography. Carlenzoli and Associates has completed an Aerial Survey, Topographic Design Mapping and a Record of Survey. We recently completed the Tentative Map and supporting data including applications for General Plan Amendment, Rezoning, Use Permit and Tentative Map.
Winding Creek - Santa Rosa
The Winding Creek Subdivision subdivided 1.72 acres into 10 single-family lots. The particular project was the completion of the overall Winding Creek Subdivision consisting of nearly 75 homes.
Carlenzoli and Associates involvement with the Winding Creek Subdivision included preliminary Planning, Land Surveying and Civil Engineering Services. We worked very closely with the Project Architect to situate the executive-style homes on each one of the lots. We completed a topographic map necessary for the design and construction of water, sewer, storm drainage and grading improvements. We provided assistance in obtaining approvals for the Tentative Map, Improvement Plans and Final Map through the City of Santa Rosa. During construction, we provided general observation and construction staking and monumentation services.
Cypress Meadows Subdivision - Cotati
The Cypress Meadows Subdivision is located in the City of Cotati. Located in a rural setting, the project subdivided 5 acres into 7 estate single-family lots.
Carlenzoli and Associates provided the initial topographic and boundary surveying. Working with the owner, we planned the layout of 7 single-family lots while being cognizant of topography and vegetation. We then completed a Tentative Map and processed it through the City of Cotati including obtaining the appropriate governmental approvals, including clearance from the US Fish and Wildlife Service for possible California Tiger Salamander habitat. Following the preliminary approvals and clearances, we completed the necessary Improvement Plans and Final Map. We provided assistance with the Subdivision Improvement Agreement, as well as processing the project through the appropriate reviewing agencies. Additionally, Carlenzoli and Associates provided coordination with the sale of the property and ultimately provided individual site designs for house permitting and construction.
During construction, we provided general observation and construction staking.
